If you're a member of a community living setup like a condo, you can make changes inside your unit, as long as you don't mess with the building's structure or systems. You can also modify your place to help people with disabilities access it, like adding a ramp if it's not already accessible. But any changes must stick to building codes and community rules. If you change anything outside your unit, it shouldn't block other residents, and you'll need to take them out if they're no longer needed. To make these changes, you should submit your plans to the community board for approval, and they shouldn't reject your request without a good reason. Any changes to the exterior must follow community rules.
Section § 4765
This law covers how homeowner associations (HOAs) must handle requests from members wanting to make physical changes to their property or common areas. The HOA must have a fair, clear procedure for reviewing these requests, including clear deadlines and a written decision. Decisions must be made reasonably and cannot break any laws. If a request is denied, the member is entitled to a written explanation and a reconsideration process. HOAs must annually inform members about the approval process and what changes require approval.
